Investors – during the bubble years speculators were buying housing assets offering negative cash on cash returns; prices had risen so high that, once the mortgage, taxes and other costs were taken into account, the property cost money every month even if fully rented. The only hope was that the price of the asset would rise further still, and an even less astute buyer would show up and pay even more. We all know how the story ended.

 

What’s wonderful is that every ending sows the seeds of a new beginning, and this is the case now. The dramatic downward re-pricing of housing assets has created the possibility of generating substantial yields. Cash in pocket every month. The yields vary by area and housing type. In every case, the property needs to be purchased correctly and managed diligently. Every dollar of yield needs to be squeezed out. And, as prices start to rebound, capital gain can be added to the running yield.
